Morgan Real Estate were appointed by KanAm Grund Group in 2021 to lead the comprehensive ‘back to frame’ refurbishment of 7 Princes Street. An important site in the heart of the City of London immediately opposite the Bank of England, adjacent to the Ned, and in front of Grocer’s Hall. Working closely with KanAm Grund Group throughout the design, planning and delivery, Morgan Real Estate has, with our design partners, formulated a scheme that will see the existing 1960’s building completely reimagined to deliver an exemplary building.
The team collaborated with the City of London through the planning process to create a best-in-class building that was sensitive to the surrounding heritage location. The scheme comprises a two-storey extension, the addition of terracing with a communal roof terrace featuring extensive greenery, reconfiguration of the existing core, and high-quality end-of-trip facilities. Interventions such as façade replacement, a new MEPH strategy, and the incorporation of photovoltaic (PV) systems were implemented while preserving the existing structure, with a focus on minimizing both embodied and operational carbon. The scheme is targeting market leading sustainability credentials, a fundamental core objective for both KanAm Grund Group and Morgan Real Estate from design phase through to delivery.
We are currently on site with RED Construction Group as the main contractor, the building will be available from Q2 2025.
